    Tips To Sell Your Home Quickly

    You have found your new dream home and now you have to sell your home. Here are some tips for a quick sale.

    1) Paint your whole house inside and out. Do the painting yourself if possible. You will save loads of money painting yourself.

    2) Go through each room and wash down your woodwork.

    3) If possible and affordable get new carpet. Do not replace linoleum or hardwood floors. Even if they are scratched and in poor looking condition. You will not get your investment back with this.

    4) Go though your house and put everything away. I mean everything. Do not have the kitchen counters cluttered. Make sure each bedroom is in walk through condition.

    5) Clean out your garage and basement. Have a garage sale or get rid of the stuff you will not use in your new home.

    6) Put some nice flower pots on your front porch and on your back porch. Plant some flowers in your back yard.

    7) Keep your yard clean. No toys or bikes left around for buyers to fall over.

    8) Talk with your realtor where to price your house. Do not overprice your home. Take the last sales in the previous few months and that is what your home is worth. If a home very similar to yours in your immediate neighborhood sold for $100,000.00, Then that is what your home is worth. Do not list it over 102,500.00.

    9) Be prepared for showing. Never let buyers view your home if you are not ready for them. When your buyers arrive with their realtor, stay out of their way. Buyers like to talk about will this fit here, will that fit there.

    10) If your buyers have questions for you, regarding what kind of money will you take, or what is your situation, ask them to please speak with your realtor. They are interested and using your information as a negotiating tool.

    Going off the tips above me, when you paint make sure it's neutral colors, beige, tan, off-white. Also make sure that you have everything in the correct room, like if you have a laptop and there is a computer room, make sure your laptop is on the desk, if you have a dining room, try to set the table with a nice tablecloth and center piece. If you have nail holes in your walls from hanging and taking down pictures, fill them in with putty before painting. If you have a garden or shrubs, anything that needs to be taken care of outside, make sure you make it look nice before people come to see the house. If you have animals, try to keep them out of the way of the realtor and the buyers. Make sure that if you are home that you look nice, don't be in your pajamas and not showered for days, buyers may think that your house has hidden nastiness. Make sure your cabinets/drawers are organized neatly, don't just shove all your clutter in a cabinet in the kitchen thinking that the buyer won't see it, most people want to check out how big/deep cabinets and drawers are.
